Managed or Tenant Find?

    Visit to the property to advise on:

Detailed Inventory & written Schedule of Condition to APIP standards & supporting video just before the tenancy starts
    Taking utility readings at:
  • beginning of the tenancy
  • end of the tenancy
Informing utility providers of readings to calculate bills
Informing Council Tax authorities of Tenant details at the beginning and end of the tenancy
Drawing up a properly executed and appropriate Tenancy Agreement
Collecting the agreed security deposit from the Tenant
Registering and holding the deposit for the duration of the tenancy with TDS  
Collecting the first months rent and accounting to the Landlord
Provide the Tenant with standing order details for future rent payments
Provide legal advice during the tenancy, we will contact the Tenants for you on legal matters
Collect and remit monthly rent to the Landlord after deduction of expenses together with an itemised rent statement and an annual summary statement.  
    Dealing with:

  • Other tenancy issues on a day to day basis
Visit the property after 3 months of the new tenancy then 6 monthly following providing a written report describing the general condition and safety of the property.  
Carrying out an inventory check and inspecting the property when the Tenant vacates.
Provide deposit return reports as required by TDS Legislation
Carry out regular assessments of rental value and deliver official Notices of rent increase as required.  
Provide management whilst property is vacant If requested
