Start of tenancy

(usually taken from your deposit at the end of the tenancy).

This fee contributes towards the costs of processing your application, referencing, administration and the preparation of the letting documentation, including the tenancy agreement and deposit agreement.
Please note that a property cannot be held in reserve for you until the fee has been paid in cash or cleared funds (or cheque if planned move in date is more than 10 days ahead). We then carry out referencing and subject to successful referencing and final Landlord approval, the tenancy may then be agreed in principle. Should you later pull out from proceeding with the tenancy we will not return this agency fee.
£65 (including vat), this additional fee is for credit checking the Guarantor.
£48 inc VAT. This fee contributes to the costs on exit check, which can include the checking the condition of the property, notifying utilities of end dates and reading, settling and accounting with the final deposit matters. The Tenant(s) agrees that this Fee can be deducted from the deposit, assuming a deposit is held by the letting agent.
BUDGETTING ADVICE Please note that most rents are base rents per calendar month, payable monthly in advance by standing order on the date of the tenancy commencement, ( i.e. every 6th of the month). You will normally need to pay the respective councils/ utilities for council tax, water & sewerage, gas/electric/ oil (based on exact start / end readings),TV licensing, landline & broadband for the duration of the tenancy – payment methods can be selected by yourself.
Our Landlords normally ask for a deposit that is the equivalent of 1.5 times the rent, 2.0 times the rent if you have pet and pets are allowed at the property.Contact us for More Information
